Our Step-by-Step Approach
Initial Consultation
We begin by discussing your aims, ideas, and timescales. We’ll advise whether your proposal is likely to need planning permission, or if it could fall under Permitted Development rights.
Feasibility & Site Review
We research relevant planning policies, previous approvals, and any site constraints (access, trees, flood zones, designations or heritage settings). This helps establish realistic parameters before detailed design work begins.
Concept Design
Our in-house architectural technician prepares accurate existing drawings and develops concept or layout options that balance design quality, practicality and policy compliance.
Planning Drawings & Supporting Documents
Once the preferred scheme is agreed, we prepare a complete planning application package, including floor plans, elevations, a site and block plan, and a Planning, Design and Access Statement setting out how the proposal meets local and national policy.
Submission & Liaison with the Council
We submit the application on your behalf, manage correspondence with the Local Planning Authority and respond promptly to any queries from planning officers.
Decision & Next Steps
Most planning decisions are issued within eight to twelve weeks. Once approved, you will have a clear permission that can be taken forward with your contractor, or Building Regulations consultant. We’re always happy to remain involved to clarify the approved plans or support any subsequent planning amendments if needed.
Avoiding Common Pitfalls
